Assist borrowers in identifying the optimal capital structure for their properties and appropriate sources for those structures, leading them through the loan origination process through closing and assisting them with any related servicing or relationship issues.


Assist lenders with designing and implementing systems to manage their overall portfolio risks, delinquencies, defaults, maturities and special assets (including lease reviews, management changes, loan assumptions, collateral releases, escrow administration, dispositions, foreclosures, bankruptcies and litigation).


Design and implement systems for lenders that allow them to identify and properly address trends and issues in their portfolios, including borrower and geographical concentrations, rising and falling markets and submarkets and specific loan and borrower issues.  This includes developing and implementing property and sponsor analysis, property inspections and watch list and asset evaluation policies and procedures.


Assist borrowers and lenders with designing and closing loan-specific, value enhancing strategies and solutions for their maturing and distressed loans.   This includes analysis to determine viable and optimal options such as asset dispositions, equity recapitalization, management strategies and changes, loan restructuring, negotiated transfers, loan sales and foreclosures.


Assisting  property investors in identifying prospects, negotiating non-disclosure agreements, designing due diligence lists and reviewing and analyzing resulting information and data (including property operating statements, rent rolls, payroll, contracts, real estate taxes and insurance), third party vendor selection, contracting and report reviews, lease, title and estoppel reviews, property inspections, existing loan reviews and strategies, bid design and negotiation and acquisition closing and financing.  When needed, we can also aid in identifying and engaging third party property management.


Assisting lenders and loan investors in identifying prospects, negotiating non-disclosure agreements, designing due diligence lists and reviewing and analyzing resulting information (including property operating statements, rent rolls, operating costs, real estate taxes and insurance), third party vendor selection, contracting and report reviews, lease, title and estoppel reviews, property inspections, property management, sponsor and guarantor evaluations, loan document reviews, bid design and negotiation and acquisition closing.


Assist lenders in developing and documenting industry best practices in the areas of loan origination, processing, underwriting, closing, servicing and asset management.  Additionally, we assist mortgage investors in developing and implementing industry best practices with respect to loan servicing and asset management.


After providing lenders and investors assistance in designing any of the various systems and policies and procedures outlined previously, we can also provide training for their employees to insure successful implementation.
